How much will the home loan cost you each month? This calculator estimates the monthly payment (prestação) from the amount borrowed, the rate (Euribor + spread) and the term, and shows the total paid and the interest over the life of the loan. Most usefully, it shows at a glance how much the payment rises or falls if Euribor moves by one percentage point.

Your taxa de esforço (debt-to-income ratio) is the slice of your household's net monthly income already committed to credit: mortgage, car, personal loans, cards. It is the first check a Portuguese lender runs before approving a loan. This calculator adds up your instalments (plus any new payment you are weighing), divides by income and tells you at once whether you stay within the recommended 35 %, and the largest payment that still fits.

The TAEG (Taxa Anual de Encargos Efetiva Global, Portugal's APRC) is the single percentage that sums up the total cost of a credit. Unlike the TAN (which shows only interest), the TAEG folds in commissions, insurance and other charges, which is why the law makes lenders quote it so you can compare offers. This calculator takes the TAN, the term and the charges you enter and shows the TAEG, the monthly instalment, the MTIC (everything you will pay) and the total cost of credit.

Repaying your mortgage early (amortização antecipada) means using cash you have to pay down the outstanding capital and so pay less interest. After you repay, the bank lets you choose between two options: keep the same payment and finish the loan sooner (shorten the term), or keep the term and pay less each month (lower the payment). This calculator shows, for each option, how much interest you save, already net of the early-repayment fee.

These calculators help you estimate the payment and see how it reacts when Euribor rises or falls. They are educational estimates.
